PROGRAMMING & CONCEPT DESIGN
SCHEMATIC DESIGN
Providing the overall aesthetic of the interiors based on the owner’s vision, brand and regional influences.
DESIGN DEVELOPMENT
Once the vision for the overall design is created, we bring it to life in design development.
All the interior finishes for each amenity common space, resident units, corridors and back of house are selected. Additionally, furniture plans and ceiling designs are incorporated to create a cohesive aesthetic throughout the building.
Finally, all these design elements are compiled into a presentation that includes physical finish samples to touch and feel.
CONTRACT DOCUMENTS
We document all specifications, and incorporate them into wall and floor finish plans. These ID drawings get wrapped into the architect’s drawing set for bidding, procurement and installation purposes.
During this phase we continue to work closely with the general contractor along with their mechanical, electrical and plumbing subs to ensure cohesive alignment of specifications and design intent are all met.
CONTRACT ADMINISTRATION
We follow the entire construction process closely down to the smallest details. We work through all interior design submittals with the general contractor, their subs and work through on-site problems that arise and adapt as necessary. Many site visits are included in this phase. We provide all documentation requested by city inspections and local fire marshal.
FF&E
Specifications of all furniture, window treatments, artwork, accessories, interior signage, specialty furniture (salons and fitness equipment).
INSTALLATION
It is important to us that we see a project unfold from the earliest stages through installation of all FF&E.
When the culmination of so many project details comes to an end, our greatest joy is putting on the final touches.
